This garden flat forms part of an imposing terrace of converted town houses situated within the fashionable west end of Edinburgh's city centre. The beautiful Tree lined Water of Leith is a couple of minutes walk away, and its winding path is great strolls and bike rides.

The large sunny living room is decorated with varied pictures, paintings and ceramics. The south facing bay window looks out at the well planted courtyard and the trees of Learmonth Terrace. In the evenings a cosy fireside atmosphere is easily created, with soft lighting and the living flame gas fire. There are two comfortable sofas, one of which is a large leather settee which opens into a sprung king sized bed for two additional guests.

The bedroom is decorated with an eclectic selection of pictures, ceramics, textiles and antique furniture. There is a king sized bed, a wardrobe, a walk-in hanging closet, a chest of drawers and a radio-alarm clock.

The kitchen is fully fitted with the various kitchen gadgets and utensils. The dining area is adjacent to the kitchen and has a library of books for you to enjoy during your stay.

Breakfast coffee can be enjoyed on a sunny day on the garden seats by the front door and in the afternoons and early evening the sun is on the picnic table at the other side of the garden. There is also an all weather candle-lit chamber with a vaulted ceiling which looks out at the garden's flowers.
