In beautiful countryside, both Chiddingstone National Trust Village and Penshurst are within 2 miles, Sevenoaks - 8 miles, Tonbridge - 8 miles, Royal Tunbridge Wells – 9 miles, East Grinstead - 8 miles. M25 Junctions 5 & 6 are respectively 9 and 10 miles. Hildenborough Station for central London (timetabled 40 mins) – 6 miles. Gatwick Airport is reached from Penshurst Station, 3 miles away, or is about 18 miles by road.
This area of West Kent is famous for its Tudor homes - Penshurst Place, Hever Castle, Knole Park & Ightham Mote - and for the Tudor street at Chiddingstone. Churchill’s home at Chartwell, Westerham, is within 6 miles and there are many other charming villages and attractions for visitors.
Nearby golf courses include Hever Castle, Villa Golf, Sweetwoods, Nizels, Knole Park, The Nevill & Tunbridge Wells.
It is also a popular area for walking. Watstock is on the Eden Valley Walk. Ashdown Forest is some 7 miles away.

Introduction
Our self-catering property is a single-storey barn, converted from a cow byre to residential occupancy standards in 2007. We have tried to provide as much information as possible in this statement. If you have any queries please do call. We look forward to welcoming you.
Pre-Arrival
• Our website address is www.watstockbarns.co.uk.
• Bookings and enquiries can be made via email, fax or ‘phone.
• The nearest main bus stop is in the centre of Penshurst, about 1.25 miles away. There are occasional buses through Wellers Town, about half a mile away.
• The nearest train station is Penshurst, which despite its name is located at Chiddingstone Causeway, about 2.5 miles away. It is on an east-west route, Tonbridge to Redhill. It has no taxi stand. The nearest station for north-south trains, to the London terminii, is Hildenborough, about 6 miles, which has a large payment car park. It has no taxi stand. On this line are, further north, Sevenoaks Station, about 8 miles, and further south, Tonbridge, about 8.5 miles, and both have a taxi service.

Arrival & Car Parking Facilities
• Luggage can be unloaded through the entrance door.
• There is parking for two vehicles (of which one is for a disabled vehicle) immediately outside the property. Extra parking may be available by arrangement.
• The car park outside the property has an even gravel surface, sloping at 1 in 15 down to the entrance door.
• The entrance door is at the front and has no steps. This door is 79.5 cm (2’ 7”) wide.
• Both parking spaces are within 15 m of the entrance door.
• The entrance door is clearly visible from the parking area.
Living Room
• Doorway from entrance hall 78 cm (2’ 6¾”) wide.
• The Living Room is open plan with sitting, eating and kitchen areas.
• Free space between the dining table and wall/kitchen cupboards is at least 90 cm (3’).
• Flooring is white tiles.
• Furniture is moveable, most being non-feather.
• TV provided with remote control, connected to Sky Freeview. The TV has a fitted DVD. The stereo unit has radio and CD.
Laundry
There is no separate laundry, but there is a front-loading standard-size washer/dryer fitted under the kitchen work surface.
Bedroom
• Door width 78 cm (2’ 6¾”).
• Window width min. 68 to max. 75 cm and 86 cm height (min. 2’ 2¾” to max. 2’ 5½” and 2’ 10¾” height).
• Twin beds provided, each 75 cm wide (2’ 6”), which can be fitted as a zip-link double of 150 cm (5’) width.
• Bed height, 60 cm (2’) from floor to top of mattress, including underbed drawer storage.
• Feather duvet and pillows are provided.
• Sheets, duvet covers, pillow cases are cotton.
• With a double bed the largest available free space clear of doors and furniture is 110 cm x 229 cm (3’ 7” x 7’ 6”). When fitted as twin beds, these can be moved to provide a similar maximum room-centre space.
Wet Room with Shower & WC
• Door width 77.5 cm (2’ 6½”).
• Shower has flexible hose with vertical handrail to the left of the shower controls.
• Wall-mounted seat with adjustable height by shower.
• WC seat height 43 cm (1’ 5”). Fitted sloping handrail beside WC.
• Pedestal handbasin height 80 cm (2’ 8”).
• The entire floor area is covered with black tiles, sloping a little around the floor shower outlet. Walls are fully white tiled.
• Colour contrast between floor, walls and furniture.
Kitchen
• Kitchen open plan in Sitting Room.
• Worktop height 90.7 cm (3’).
• Oven door is drop down, height of lowest shelf 35 cm (1’ 1¾”).
• Sink is 90.7 cm high (3’) with cupboard under.
• Induction Hob is 90.7 cm (3’) high.
• Flooring is white tiled as Living Room.
• At least 95 cm (3’ 1”) free space between all furniture and worktop.
• Fridge with small freezer compartment fitted below worktop, highest shelf in fridge 53 cm (1’ 9”).
• Colour contrast between floor, cupboards and other surfaces.
Grounds and Gardens
• The Living Room has a completely double-glazed wall of glass overlooking the courtyard garden. Double-glazed doors from the Living Room into the garden have a 4 cm (1’ ½”) step. The areas are surfaced with bricks and sandstone, to as level a finish as possible, and have landscaped raised flowerbeds. In season, timber benches and table with parasol are provided.
• There is a small hedged and fenced garden, all to grass, to the north of the building, which is shared with the occupiers of Straw Barn. .
• Table and two chairs at front of Straw Barn on level stone patio area, by parking, is for Straw Barn only, and not shared with Hay Barn.
Additional Information
• An Information folder is produced in size 11 font and available also in size 14 font.
• Drawer in cabinet below TV has many brochures of local tourist attractions, leisure facilities, restaurants, etc.
• Special requirements in case of evacuation – please discuss on booking. Emergency exit locations are front entrance door, double door to courtyard and bedroom window.
• The property is non-smoking.
• Service dogs only, by arrangement – please advise on booking.

Without wishing to limit our letting market solely to those with Mobility concerns, we have taken specialist advice and tried to incorporate a number of unobtrusive accessibility features. We hope we have provided buildings accessible to a number of disabilities, particularly for accompanied persons, and for wheelchairs. Each Barn has the items listed below.
Both Barns have been awarded VisitBritain Mobility One ratings, as well as 4 Star Self Catering ratings, under its Quality in Tourism scheme.
If you have a particular requirement which is not on the list, please ring us as we may be able to provide it. You must then confirm that requirement again to us in writing when you make your booking.
