The accommodation is over 3 upper floors with an open-plan living and dining room and kitchen on the first floor, directly overlooking the bustling and lively cobbled square in which it is situated. The double bedroom, with en-suite shower, as well as the separate family shower room is on the floor above. A further twin-bedded room occupies the third floor, with lovely views looking out towards the Welsh Marches.
Immediately outside the property are some of Ludlows most popular eating places, providing the area with a very continental character particularly in the warmer weather when cafe tables are placed around the sides of Quality Square with large umbrellas, perfect for summers evening eating and drinking. The total charming combination provides an ideal place for any discerning travellers, looking to sample some of Ludlows famous gourmet delights, to stay and enjoy for a week or just a few days. Due to the accommodation being placed over 4 levels it is regrettably not considered suitable for the disabled, very elderly or young children.

INTRODUCTION:
Ivy House is a small terraced town house located inside a cobbled courtyard. The self-contained property is constructed of red brick with a tiled roof and (probably) is a Georgian period building. The ground floor consists solely of an entrance hallway and staircase leading to the main accommodation, which is laid out over 3 upper floors and each floor is accessed by an internal staircase (see full dimensions etc., described below). For this reason the house is not ideally suitable for any persons with poor mobility or with any handicap that prevents the person from climbing stairs. There is no wheelchair access as the only entrance is through the front door which has to be accessed up 3 concrete steps 8.5’’ – 21cm high x 13.5’’ – 34 cm. (min) / 16.5’’ - 42 cm (max) deep and 53’’- 135 cm wide ascending from street level. There is no hand rail on the steps but a large metal cat statue approx. 30’’ – 76 cm. high is placed along a brick wall on the left side of the steps and provides some support.

ARRIVAL, DIRECTIONS, LOCATION, PARKING
• Nearest bus stop is in Castle Square approximately 125 metres.
• Nearest train station is in the Town and is approximately 0.5 miles.
• Nearest public toilets with disabled facilities are located in Castle Square Car Park approximately 150 metres.
• Access from the town centre (Castle Square) is through an arched entrance with a sign for Quality Square clearly displayed above the archway and usually approached as a pedestrian access from the Market (Castle Square).
• Vehicular access to reach front of the property is available through the arched entrance into Quality Square 7ft – 2.14 m. wide but with a width restriction reduced to 5ft. 8 in. – 1.75 m. due to stone buttresses that extend out inside the archway at the street level.
• Quality Square is cobbled inside the area beyond the archway and therefore VERY uneven although there is a ramped kerb up to a pavement 53’’ – 135 cm wide with a width restriction reduced to 39’’ – 99 cm. in order to access the Square around to the left side which is the approach for the entrance door to Ivy House.
• Parking is available inside the archway and is usually restricted to residents of Quality Square although there is no official parking restriction to stop other vehicles parking. There is not a designated parking space for Ivy House.
• Nearest Public Car Park with parking for over 100 cars is in Castle Square Car Park (see information below for closer pedestrian access) approximately 160 metres and clearly signposted when driving from the top (North) end of the Market (Castle Square).
• Parking Charges in Castle Square Car Park (April 2010) are from 50 pence for 1 hour up to a maximum of £2.20 for 4 hours.
• Castle Square Car Park may also be approached by walking from the rear of Quality Square via a part-covered pedestrian access 5ft – 1.55m. wide with a width restriction reducing to 3ft. 6 in. – 1.07m. wide and the Car Park is then approximately 45 metres.
• Additional on-street car parking is available with the similar parking costs to Castle Square Car Park in Mill Street (approx. 150 metres) and Broad Street (approx. 200 metres).
SITUATION & ENTRANCE
• Ivy House is situated on the left side of Quality Square, approx. 20 metres from the archway entrance to the Square when approached from the town centre (Castle Square).
• The House is located next to an Art Gallery on one side and the Courtyard Restaurant on the other side and there is a red painted sign with ‘’IVY HOUSE’’ in black letters on the wall to the right of the front entrance door.
• The front entrance door hinged on the left 31’’ – 79 cm. wide has a pull down lever and lock 39’’ – 99 cm. high and a further upper lock 51’’ – 130 cm. high.
• There is an outside light which is switched on/off from inside the front door.
ENTRANCE HALL
Wide mat fitted inside the front entrance door with the rest of the entrance floor area covered in marble tiles. The entrance hall is – 47’’ - 120 cm. (min) / 68’’ - 173 cm (max) wide. Wall-mounted control panel next to the entrance door 63’’ – 160 cm. high with lights to indicate the working operation of the fire alarm and smoke detectors. A ceiling chandelier with 3 low energy light bulbs and a light switch located on the wall next to the entrance door to operate lights in the hall, the first staircase and on the first floor landing and a wall-mounted break-glass control to operate the fire alarm system both 57’’ – 145 cm. high. Light switch located on the wall behind (to the right of) the front entrance door 67’’ - 170 cm high to operate outside light.

ADDITONAL INFORMATION
• Information Folder provided for visitors is comprehensive and provides a full inventory for the House, details & opening times for most of the local shops, local places of interest, church services and other relevant information for the visitor to know as well as essential contact information in the event of any medical or other likely emergencies.
• Non-feather pillows and double duvets are provided. Cotton sheets, pillowcases and duvet covers are provided.
• There is no internet connection but information is given, in the House, where to receive free local Wi-Fi broadband connection.
• Visitors should obtain fair mobile phone reception in the House.
• There is no telephone connected but the nearest public telephone is approx. 45 metres and is located just outside in Castle Square.
• The entire property is non-smoking.
• There are no outside facilities and there is no private garden.
• There are no laundry facilities but there is a launderette in the Town (see the Information Folder) which is approx. 600 metres away. Additionally, for longer stays (over 1 week) a cleaning and a laundry collection service is provided for visitors upon request. (Telephone 01531 632980 for making these arrangements).
• Pets are permitted upon prior written approval and this will depend upon other criteria (i.e. no. of occupants, ages of any children) which must always be notified when making any enquiry or confirming a booking.
