We have 6 cottages, graded by Visit Britain as 4* and 4* Gold.
Medlar Cottage and Pippin Cottage (both sleep 4 + cot): Medlar and Pippin Cottage are near-identical 'twins', and offer the highest level of space, luxury and comfort. Each has a lovely and stylish open aspect kitchen (with dishwasher), dining area and living area, opening up through French doors onto the courtyard. At the lower level, the cottages have oak flooring and underfloor heating. Bathroom (with full size bath and power shower) and separate WC are on the ground floor, both double bedrooms are one level up.
Both cottages front the courtyard and back on to our lovely orchard, offering countless options for playing, or just to sitting down and relaxing.
Quarenden Cottage (sleeps 6 + cots): Quarenden Cottage is our largest cottage, and provides a large living and dining area plus beautiful kitchen (dishwasher included) at the lower level plus 1 double, 1 twin and 1 children's bedroom (with full size bunk beds) and 2 bathrooms at the upper level.
With its oak flooring, quality and comfortable fittings and furnishings throughout, and views over the courtyard, Quarenden Cottage is ideal for larger groups and families, and can – where needed – be combined with Damson Cottage to create an even larger 5-bedroom, 3-bathroom, holiday home. Quarenden and Damson cottage both look out over the courtyard.
Quarenden and Damson Cottages interconnected (sleeps 10 + cots): Quarenden and Damson cottages are two beautiful, contemporary and spacious, open plan cottages, which interconnect through a wide, purpose-built, door at ground level. Between them, they share 5 bedrooms (one with king size bed, one double, two with two single beds – which can be turned into a perfect king size bed – and one with a bunk bed) and three bathrooms.
Damson Cottage and Russet Cottage (both sleep 4 + cot): Damson and Russet Cottages both offer a pretty kitchen and living/dining area on the lower level (all with oak flooring), and two bedrooms and bathroom at the upper level. These cottages are quite compact, yet its clever layout and high quality furnishings, as well as the views over the courtyard and the orchard (Damson), make it highly desirable places to stay.
Damson Cottage can be combined with Quarenden Cottage, to create a large, 5-bedroom, 3-bathroom, cottage, ideal for large families or groups of friends
Bramley Cottage (sleeps 2 + 2 + cot) is a delightful, spacious, one-bedroom cottage, attached to the main farmhouse. Downstairs, the cottage has a very spacious kitchen and living/dining room, with French doors leading to a private patio. The large double bedroom also has French doors, opening up to gorgeous views over the gardens, orchard and woods. Shower room and toilet are adjacent to the bedroom.
Although Bramley cottage only has one bedroom, it comfortably accommodates 4 if required (the sofa downstairs folds out as a comfortable double, and we have Z-beds available). And that still leaves plenty of space to add a cot as well. (Note: Bramley Cottage does NOT have a wood burner. Instead it has a coal effect stove)

There is really no shortage of things to do in the area. If anything, you are spoilt for choice. Within a 15 - 20 minute drive their are so many facilities that you will have to make a choice of what you can and cannot do. The beaches at Sidmouth, walks and bike rides on East Hill, wild bird displays, forest walks and drop slides at Escot, gardens and great (indoor and outdoor) play areas at Bicton park, fun at Crealy, fossil hunting near Lyme Regis, The Donkey Sanctuary, or the city of Exeter are just a few of the many attractions / points of interest around.
We can help you to make the most of these by providing you with an extensive 'We love East Devon - guide of things to do whilst at Mazzard Farm', compiled for, and with the help of, our guests. This guide will provide you with a great insight in how to most enjoy your time here (incl. guests' ratings!), without having to wade through endless heaps of folders, leaflets and the like, wasting valuable holiday time. There are many walks and bike rides in the immediate area, many starting from Mazzard Farm. For example, you can borrow our handheld GPS, and do some real exploring on East Hill (we have set out a number of GPS based walks).
Mazzard Farm Access Statement
We have tried to make Mazzard Farm as accessible as possible, as we would like to offer a welcome to everyone.
Two challenges that we feel you ought to be aware of are:
o We are positioned on a hill (hence the address ‘East Hill’), which does mean that there are differences in level in and around Mazzard Farm, possibly providing some challenges to people who are less mobile
o Our cottages are (recently) converted barns, which meant that we had to develop the living accommodation within the constraints these buildings provided.
Although none of our cottages have specific wheelchair access, Pippin Cottage and Medlar cottage have all main facilities (except bedroom) at ground level, and a separate bed can be provided that would allow sleeping at ground floor level too.
All our cottages except for Bramley cottage are free of any internal thresholds, and a small ramp can be provided, if needed, for the main entrance. All doors are full width.
Our cottages are clutter free, and layout of all cottages is very straightforward, making it easy for any guests with visual impairments to quickly establish their bearings.
We can provide synthetic bedding where required, and our cottages have minimal use of fabrics (i.e. wood floors at ground level, leather sofas). Cleaning is of a very high standard, yet additional deep-cleaning can be arranged for guests with breathing difficulties. All cleaning and laundry products used are non-bio.
Although car parking is a short walk from the cottages (never more than 25 meters), people with mobility problems will be provided with a dedicated parking space, as close as possible to their cottage.
People wishing to book at Mazzard Farm without their own means of transport can be transported to and from local stations, with our courtesy. Extensive information about local transport opportunities are available.
