Property description
Redland House really is the perfect destination for large groups, whether for those 'once-in-a-lifetime' family gatherings or milestone celebrations. Or simply to enjoy the traditional bucket and spade family holiday on the beautiful North Devon coast. Enjoy the stunning views of the River Torridge to Bideford and Appledore and the Atlantic Ocean beyond. The house has been sympathetically restored to blend modern comfortable styling with traditional features such as cornicing, stripped oak floors and chandeliers. Redland House has 11 bedrooms over three floors with an amazing superior suite on the top floor complete with balcony overlooking the rolling Devon countryside, tidal river and the sea. This is such a great house for a party as it has two main lounges and a reception area in which to enjoy pre dinner drinks if you are having a formal dinner. The vaulted dining room with seat up to 22 comfortably and caterers can be arranged serving the best local ingredients.

Area description
Instow is a pretty, unspoilt seaside village with large stretches of sandy beaches and dunes. Fishermenâs cottages nestle against shops and a good selection of pubs and restaurants. The local village store and delicatessen is superb. All this is within walking distance of Redland House.
Instow is on estuary where the rivers Taw and Torridge meet, between the villages of Westleigh and Yelland and on the opposite bank of Appledore.
The Tarka Trail passes through Instow, providing an easy means for people to arrive by foot or on bike. This section of the Trail is also part of the South West Coast Path offering longer walks along the coast.

Large private gardens to front and rear with beautiful views of the river and sea. Large sunny patio area with garden furniture and barbecue supplied.
Coast/Beach
Redland House is just a 5 minute walk to the pretty sandy beach of Instow with views over to Appledore. Perfect for sand castles and paddling. For those wanting more adventure we have Westward Ho! beach only 4 miles away with great surf and Saunton Beach 12 miles away.

Appledore (6 miles). Pretty seaside village across the water from Instow and full of winding cobbled streets, art shops and pubs and restaurants.
Barnstaple (6 miles). Main town of North Devon. Thriving pannier market and main High Street brands so good for shopping.
Bideford (3 miles). Working port and with many quirky independent shops and some nice cafes. Regular farmers markets.
