Access Statement for The Cottage, Tuxford Road, Walesby,
Newark, Nottinghamshire. NG22 9NY
Introduction
The original 2 up, 2 down early Victorian cottage has been completely
renovated, with an extension added to the rear of the property. We
have tried to provide as much useful information as possible in this
statement. Please ring or email us if there is any further information

Pre-Arrival

• There is a location map on the website. If you are using satellite
navigation our postcode is NG22 9NY.
• The nearest mainline train stations are Newark (12 miles) or Retford
(8 miles).
• National bus routes will take you to Nottingham or Mansfield, where
you can pick up more localised services. Walesby has an hourly bus
service.
• We provide a coffee/tea arrival pack.

Arrival & Car Parking Facilities
• There is off-road car parking on the drive for 3 cars. The drive is
block paved with a narrow strip of pebbles in the middle. The block
paving carries on to the front door, which does not have a step? The
front door is 835mm wide and 1910mm high. It is possible to go
round to the rear patio, without encountering steps, where there is a 6
glass door fully opening arrangement. The full width of this opening is
approximately 4800mm.
• There are security lights (welcome lights) that automatically light up
the drive and rear patios in the hours of darkness. There is also an
outside light over the front door that automatically comes on when it is
dark.
Main Entrance, Reception & Ticketing Area
• The ground floor of the cottage is on one level. It is tiled throughout
with the exception of the sitting room which is carpeted. Just inside
the front door is a wet room. The door is 765mm wide and the sink
height is 670mm. The shower is an overhead rain shower - the floor
slopes gently to a drain. There is no step into the shower area. There
is also a toilet. All toilets (1 downstairs and 2 upstairs) have soft
closing seats.

Public Areas - Hall, Stairs, Landing, Corridors etc
• The ground floor is all on the one level and this continues the level of
the drive at the front door and the outside patio.
• The stairs (12) are accessed via a door which is 740mm wide.
There is a banister on the left hand side. The landing is small and is
not suitable for a wheelchair.
• The stairs and landing are all polished floorboards.
• The stairwell, stairs and landing are light with spotlights.

Public Areas - Sitting room, lounges, lobbies etc
• The downstairs area is open plan with internal doors as follows:
• door to wet room as previously described
• double doors - 960mm wide - to sitting room
• door to stairs - 740mm width
• There is ample room around all the furniture - dining table and
chairs, 3 piece suite and 2 occasional chairs - in the garden room.
The 6 folding doors give access to the patio, which is on the same
level. the patio can be floodlit at night, using an internal switch.
• The worktop height of the kitchen units is 880mm, which means that
the cooker hob and sink are this height too. The cupboard doors are
soft close and there are mechanisms in the corner cupboards to give
easy access. 2 cupboards have sliding mesh shelves.
• The light switches throughout are 1600mm from floor level and the
central heating (underfloor) are 1340mm from floor level.
Laundry
• The washing machine is a front loader and is situated in an outside
washing & drying room. The door to this facility is about 12 feet from
the front door. There is a Belfast sink and overhead drying lines.
Outdoor Facilities
• The cottage is surrounded by its garden. The garden is extensively
lawned with some flower beds and mature trees.
• There is a substantial patio area which can be accessed either by
the 6 folding doors in the garden room or by the front door. The rear
garden is south facing.
• The rear patio can be floodlit. Garden furniture (table, 6 chairs and
sun umbrella) is provided. The side patio includes a tiled area which
can be used draughts/chess and another for noughts and crosses.
There is an open fronted covered sitting area which can be a sun trap
on warm winter days.
• Access from the patio to the rear lawn is by 2 separate sets of steps,
each separate set having 2 steps each. All these steps have lights
which can be turned on/off in the garden room on the same switch as
the floodlights.
Bedrooms & Sleeping Areas
• The bedroom with the double bed has a casement window in the
dormer. This is a new window and meets fire regulations. The central
transom opens with the left hand casement to give the full window
width for escape in case of fire.
• The height of the bottom of the mattress is 360mm from the floor.
• The floor is floorboards, with small bedside rugs.
• The second bedroom has twin beds. The bottom of the mattresses
is 380mm from floor level.
• This room has a sash window in the dormer which meets fire escape
regulations.
• The floor is floorboard with a small bedside rug.
• Both bedroom dormers have internal old pine shutters.
• An additional 2 guests can sleep in the sitting room on a double sofa
bed. This has a foam mattress which is 420mm above floor level.
The bed is 1800mm long and 1340mm wide. There is hanging space
for clothes in the built in cupboard to the left of the chimney breast,
and also shelves for clothes.
Bathroom, Shower-room & WC [Ensuite or Shared]
• The downstairs wet room, which the 2 additional guests can use as a
bathroom, has been described earlier.
• Upstairs the bathroom has a walk in enclosed 1200mm x 900mm
shower, a wash basin and roll top bath with shower handset. The
floor is polished floorboards.
• The ensuite for the twin bedded room also has polished floor boards.
The ensuite has a walk in enclosed 900mm x 800mm shower, a hand
basin and a toilet. The toilet is under the eaves.
• There is a separate toilet with hand basin off the landing, again with
polished floorboards.
Self-Catering Kitchen
• The kitchen has been described earlier.
Grounds and Gardens
• These have been described in the section on 'Outdoor facilities'.
Additional Information
• Fire escape;
• Ground floor - front door and 6 folding doors in the garden room
• Upstairs - down stairs and out as for ground floor or through fire
escape widows as described i.e. opening both casement windows in
bedroom 1 and bathroom (left hand window opens with the central
transom) and sash windows in bedroom 2 and the ensuite
• Fire alarms are situated in the garden room - between doorways to
the kitchen and sitting room - and on the landing
• If specialist equipment is require the owners are happy to liaise with

• A dog is allowed by prior arrangement with the owners
• The owners operate a no smoking policy in the cottage and all
outside buildings
• Mobile phone reception varies according to the network provider -
e.g. O2 is good, Vodaphone is not so good
• This is a quiet village. Should any inconvenience be encountered
please inform the owners who live next door who will do their utmost
to rectify any issues
• There are local fish and chip, pizza, indian, chinese, etc, food outlets
that will deliver. Details are available in the guest information inside
the cottage
• The owners are willing to help with any information, advice or in any
other way if they are able
