The Coach House is a one bedroom self contained unit, comprising kitchen/living room on the ground floor with a flight of steep stairs leading to the first floor with bathroom and bedroom.

The Coach house in part of the old Rectory called Beech House, which is occupied by the owners. There is a large area of gravel drive at the front of the property, and it is suggested that the occupants of the Coach House park beside the bay tree next to the doorway to the courtyard. The Coach house is accessed via the courtyard, with two small steps. There is a step up into the property.

Being part of an 1860’s house, the property does have several steps, and is therefore not suitable for someone in a wheel chair.

The Coach House is situated in a village with no shops, just one pub. However, the nearest shops are 3 miles away in Wymondham or Hingham. Public transport is not good, with only a couple of buses a day, so a car is necessary. Taxi’s can be hired from both Wymondham and Hingham.

Kitchen/Living area – comprises of a full kitchen with cooker, fridge, microwave, electric kettle, and dishwasher. There are enough dishes and saucepans/wok/frying pan for 6 people. The flooring is imitation wood finish. The Sitting area has a sofa bed, cane chair, two dining chairs and a dining table, together with a television and Digital receiver. There is also a CD player with radio. The flooring is a cream carpet.

Stairs – are carpeted, fairly narrow with handrail, and a bend leading to the first floor. There is one step on the landing leading to the bedroom.

Bedroom – comprises of a king size bed, built in hanging cupboard and shelving cupboard. There is a dressing table and two small bedroom chairs together with a bedside cabinet. The two windows overlook the courtyard and the fields to the front of the house.

Bathroom – has a step up and is entered from the landing. It comprises of a WC, hand basin and bath with Electric shower over.. The bath is sunken in the floor. The flooring is imitation wood finish.

The property is heated by a Storage Heater in the sitting area and by a central heating radiator in the bedroom and bathroom off the owners central heating system. Both the bedroom and bathroom also have backup electric heaters.
