Property description
The double room is on the ground floor with an adjoining bathroom -ideal for anyone who cannot climb stairs.
The single room has a shower and wash hand basin in the room with the toilet just on the landing outside for your sole use.
The family room can be used as a double / twin / or for a family of up to 4 ( 2 children). It has its own en-suite shower room.
All the rooms have TV's, DVD's, tea and coffee making facilities and wi-fi connection.
Breakfast is served in the conservatory overlooking the garden with a lovely rural aspect and the Troutbeck stream running by. The garden has a patio area with a table tennis table and an expansive lawn available to all.
Ample car parking space available on site. If you are arriving by bike we can house your cycles in the garage overnight for safe keeping.

Area description
We are situated very close to the number 72 cycle route along the main A69 equidistant between Carlisle and Brampton about 12 miles from Hadrian's Wall and Gretna Green.
We have lovely walks in the area such as Gelt Woods which is an RSPB reserve. Talkin Tarn is a lake with superb scenery, lovely and flat to walk around with a cafe and boating facilities.
Walby Farm makes a great day out for families only about 5 miles away.
The River Eden is close by with spectacular walks and excellent fishing.
Visit the ruins of Lanercost Priory - the Augustinian monastery near Hadrian's Wall and Carlisle with its castle, cathedral and Tullie House Museum about 5 miles.
