Spacious 11 bedroom manor house high above the North Devon countryside with views to the sea in the distance. Available as a whole or as 2 units.
The main house has 7 large bedrooms. The North wing has 4 double rooms. Most rooms can be arranged as either double, twin, bunks or family style. In addition there is a large communal games barn with indoor swimming pool and 25 acres of grounds including extensive woods. The walled garden is adjacent to the main house and both smaller units have their own private gardens. The properties are all superbly internally equipped as well as enjoying a full range of garden furniture, BBQ etc.
The spacious light interiors, a range of media equipment, and well equipped kitchens and bathrooms make this an easy place to come together with friends or family. It is a warm house, with constant hot water, crisp cotton bed linen, deep sofas and log burning stoves in the living areas.
Notes on accommodation
Strictly non smoking. All linens and towels except pool/beach provided. All parts of the house are fully centrally heated and in addition there are wood-burning stoves throughout. We have an ample supply of logs from the woods. The house is beautiful but robust and very suitable for children or large family parties. The games barn contains the indoor swimming pool as well as a huge play area. Equipped with Full size snooker and pool tables, Table football, Badminton, Air hockey, basketball, games, bean bags, sofas, and lots of fun stuff. It is the perfect party venue. Optional daily cleaning and chef service.

Large family kitchen, very well equipped. Huge sitting room with range of large sofas and chairs and a Piano.
Dining room. Very large master suite with king size bed and en suite shower room,
6 further bedrooms can be arranged as double twin, bunk or family.
4 en-suite, family bathroom.
Separate WC.
North Wing (Sleeps 8/10 in 4 Bedrooms)
Large kitchen/diner/sitting room.
4 bedrooms.
2 en-suite doubles.
1 twin.
1 bunks.
Family bathroom and separate WC.
Changeover day
Saturday in high season. Departure by 10am please to allow for cleaning for next guests who should arrive after 4pm, but if bookings allow we will always do our best to be flexible.
Other days by negotiation out of high season.
Accessibility
The Manor House has wide open staircases which are relatively easy to negotiate. 1 ground floor en suite double with disabled facilities.The north wing has 2 downstairs bedrooms but they have fairly tight doorways.
Outside
The Manor House has a large walled garden, the north wing has its own private garden. In addition the grounds extend to 25 acres of farmland and woods. The swimming pool is indoor and heated with large French doors leading to the garden. Stables provide a warm and welcoming home for dogs which are free to roam the land but not in the house please.

Coast/Beach
North Devon is home to some of the worlds most beautiful beaches, Saunton Sands with miles of stunning beach is the second longest tide in the world and is only 3 miles away. It also hosts a stunning nature reserve for birds at Braunton Burrows. Croyde with some of the best surfing in the world is only a few minutes drive away. Putsborough, to the west side of Woolacombe bay is the most beautiful beach you will ever see. The coastal walks are well marked.

Further details
Braunton has a good selection of shops, good pubs, an award-winning fish and chip shop, bike hire (near the Tarka Trail), surf hire and other beach sports and two supermarkets plus a grocer selling local produce. There is a post office and banks. The Tourist Information office is located in the main car park.
